What Is The Difference Between A Pre And Post Completion Inspection?
Pre-completion and Post-Completion snagging inspections are two types of snagging inspections conducted on new homes. However, they vary in terms of timing and the level of detail involved.
A Pre Completion inspection occurs before the buyer officially takes ownership of the property, typically prior to the exchange of contracts and completion. It serves as an initial assessment that adheres to New Homes Quality Board (NHQB) standards and follows a standard checklist provided by the NHQB. The goal of a pre-completion inspection is to identify visible and minor issues before the buyer completes the purchase and receives the property keys.
A Post Completion Inspection occurs after the buyer has finalised the purchase and received the property keys. It is a more detailed evaluation that goes beyond the pre-completion checklist, potentially covering issues like violations of building regulations and the use of more advanced inspection methods such as the use of a drone or thermal imaging to view any difficult to inspect areas. The aim of a post-completion inspection is to deliver an in-depth assessment of the home’s overall condition.
